3 essential things to check in your second viewing

We were talking recently with other Blackheath Estate Agents, agreeing that your second viewing is your practical viewing. It is when you put that “feeling” about the house or flat to the side and look at it objectively. All property in South East London whether it was built last year or last century deserves to be thoroughly checked before you submit an offer. While the survey should pick up the usual structural checks needed to secure a mortgage, there are always three things you should check in your second viewing before you even consider making an offer.
Check the water pressure – turn on the tap and the shower in the main bathroom. What effect does it have? Will this be a problem for you in the morning? Plumbing in some property in East London can be patchy – it is best to check before you offer.
Check for damp – Room corners, particularly near outer walls, are big offenders - as are bathrooms. Superficial damp damage is often covered up by wily sellers so don’t be afraid to peer around a bit.
Check the white goods – many white goods (Washing Machine, Dishwasher, Oven) are sold as seen, often contracts can include extra payment to leave them. Before you sign anything make sure they work or at least are in warranty.
